I was looking at a few houses today in an excellent neighborhood in Detroit and remarking to my partner Jeremy Burgess how much it looked like we were in Grosse Pointe. I’m not just saying that the houses looked like they do in Grosse Pointe, and they did, I’m saying that it was just an excellent area just off of Outer Drive. Great houses, great landscaping, nice cars, and just a nice quiet and safe neighborhood. It’s amazing to me but there are many people that don’t even know about these places in Detroit. Not only are these places just simply amazing but we are getting houses in these areas and passing them on to investors for unprecedented price points. In fact Jeremy likes to state the fact that we’re getting these houses at 30 year lows and if you take into account inflation, we’re getting these houses at turn of the century prices! And by turn of the century prices I think he’s talking about 1900 and not 2000…
A good trend that we’re seeing also with the houses that we’re picking up is that we’re buying houses that are already rented with paying tenants. Not only are we buying and passing along good deals, but we’re passing along great deals that are performing assets on day 1!
Real Estate In the News
I had the pleasure to meet with Yianni Kupanakis of Good Faith Homes, which works hand in hand with Motor City Blight Busters. Yianni is one of the more knowledgeable people about Detroit Real Estate that I’ve talked to and he definitely is the investor that cares about the City. He’s not stripping the City and leaving it wounded, they’re working with Blight Busters to clean up areas, renovate homes (doing an amazing job at that), and placing home buyers that have gone through they’re home buyer training. There foreclosure rate on buyers that they place is virtually nill, which is a real testament to their program. By the way, this meeting wouldn’t have happened except we received a great referral from Expert Networker Terry Bean.
Foundation OKs $7 million in grants for Detroit – This article from Crain’s Detroit Business shows that there is a lot of money getting put into Detroit’s renaissance. This money is not only going towards affordable housing but also to the arts. A truly inspiring donation!

I don’t really have to add much more to this. Has anyone heard of Dale Carnegie? Has he done anything? If we’re not already, we should all take a page out of his book and follow his wisdom in this quote.
