How many times have you heard that the best way to invest, whether it’s in the stock market or real estate, is to buy low and sell high? Now how many times have you actually followed that advice? If you’re like most people, I’m assuming that it’s something that sounds good in theory but when it comes to taking action, you suffer from analysis paralysis. I hear the excuses day in and day out when talking to other investors our would be investors on why they won’t be purchasing in our market right now.

Surprisingly, the one excuse I’ve heard more than once is that they don’t think we’re quite at the bottom of the real estate market cycle so they’re going to wait for the bottom. Do you understand how flawed this way of thinking is? Remember, we’re talking about buying low and selling high, not buying at the absolute lowest and selling at the absolute highest.

First off, we don’t ever know when the bottom of the market is until what? That’s right, prices start to increase. Secondly, if you do happen to be an economic genius and happen to purchase a house at the absolute lowest price possible, what have you done? You’ve purchased one foreclosure house. Meanwhile, the savvy investor is purchasing as many Detroit investment properties as they can get their hands on where the numbers work right now. Does it matter in 3 years when prices have stabilized or gone up if you paid $20,000 for a house or $17,000 for a house? No. The savvy investor knows that buying as many “good” deals as you can is going to be far better for your portfolio and building wealth than buying 1 deal that’s an absolute no brainer.

I would also venture to say that the investor that is in the game and is buying the houses is going to be the one to identify and take action on that no brainer deal. The would be investor that’s sitting back and waiting most likely won’t even recognize the great deal or won’t have systems in place to take care of it. My advice to you is to NOT WAIT! Take action now and buy as many good deals as you can right now. Any good deal right now is going to be a deal of a lifetime when our market starts an upswing.
