There has been so much going on with Urban Detroit Wholesalers the past couple of weeks, it’s hard to update you on everything. There are so many extraordinary deals coming our way right now that our business is growing rapidly. I’m not just talking about your every day deal either… We’re talking once in a lifetime deals coming along every day! If you don’t believe me, check out our Detroit Real Estate search website and tell me that these aren’t fabulous deals.
I’ve heard some people that want to do their due diligence and find out what other “wholesalers” are selling their products for. I invite you to utilize Google, as if I really needed to provide that link, and search for other people selling houses in Detroit. I challenge you to find anyone else that’s selling them, in as good of areas as we are, with as much due diligence as we provide, with the amount of quality contacts that we provide for a reasonable price.
I KNOW you can’t find it because I’ve searched! Just to give you some help, try typing in the following search terms: Detroit wholesale properties, Detroit investment properties, Detroit real estate, Detroit foreclosures, etc. Now you WILL find cheap houses if you want to invest in less than stable areas. I can find you as many $3,000 houses as you can buy but I wouldn’t invest in those areas. Be very picky on where you invest and it will pay you back 1,000 fold. Invest in the areas that are growing or have good opportunity to grow, have investment dollars being spent in the area, have many homeowners (not just renters), and areas that have quality housing.

Lease-Options
We are now offering lease option tenants to our buyers. This is a great way to not only increase your cash flow by renting for more per month but you’re also getting an upfront option fee and your buyer is working on purchasing the home!
NOW is the time to buy! Spring is a great time to get your houses rented. Purchasing a property now will ensure that you have your house rehabbed and rented quickly! I recommend purchasing year round but why not capitalize on a shorter lead time for renting?

Investing in America’s urban rebirth
This article is great! It hits on many of the points we talk about with our investors as far as the rebirth of Detroit. It start in the City center and with company’s like Karras Brothers, it’s happening sooner rather than later. Here’s a great quote from them:
“As Ilya Snyder of the Karras Brothers Co. put it, “Everybody wants to know there’s going to be demand before they build. But (in a shrinking city) there won’t be demand until you build! You can end up sitting on the fence forever. If you don’t have a leader mentality you won’t take the risk because you won’t have the vision needed to see a project’s opportunity. But I think the reward is worth it.”
